Caravan Park Accommodation in Epping Forest — Rooms, Apartments & Log Cabin

Not everyone who wants to live at Willows owns a caravan. So alongside our long-term pitches we let a range of park-owned accommodation: touring caravans, private rooms, one-bedroom apartments, a modern studio and a large two-bedroom log cabin. All of it sits inside the same fifteen acres of gated, CCTV-watched forest edge, and all of it is let on a long-term basis with all utility bills included in the monthly figure.

The appeal is simple arithmetic. A one-bed flat within the same commute of central London costs a great deal more than £900 to £1,200 a month, and you'd still be paying council tax, gas, electricity and water on top, and you'd be looking at brick rather than at a meadow. Here the monthly figure is the figure. There are no meters to feed, no standing charges, and no bill that suddenly doubles in January.

We are honest about what kind of place this is. It's a rustic park, not a development. The buildings are cabins and lodges set in a field, the tracks are gravel, and in winter it is muddy. People who love it here love it because of the deer on the meadow, the horses over the fence, and the total absence of traffic noise — not because of the fixtures and fittings.

This is the single most important thing to understand before you enquire, so we put it first. Most of our accommodation does not have its own bathroom. The touring caravans, the private rooms, the smaller one-bed apartments and the modern studio all use the site's communal mains toilet and shower block — in much the same way you would on a holiday park, only quieter and with fewer people.

The block itself is properly built: mains flushing toilets rather than chemical points, power showers in wet-room style cubicles, and hot and cold sinks. It's cleaned and heated. We don't supply toilet paper, so that's on you. Plenty of long-term residents live very happily this way for years and barely think about it, but it isn't for everybody and we would much rather you knew now than felt misled later.

If a private bathroom matters to you, three options have one: the larger one-bed apartments, the modern one-bedroom in the black lodge, and the large two-bed log cabin. These are our most comfortable units and they are the ones that go first, so it's worth ringing early.

All utility bills are included in the monthly rent across our park accommodation, along with use of the shower and toilet facilities, one car parking space, and a small private garden or outside area of your own. There's a laundry on site. Gas bottles are not supplied for caravans.

There is no WiFi at Willows — none, anywhere on the fifteen acres. If you work from home you will need your own mobile data, and most people find 4G entirely adequate for laptop work and video calls. No open fires or wood fires are permitted anywhere on the site because of the surrounding ancient woodland; charcoal BBQs are fine.

Cats are welcome. Dogs are at the owner's discretion, so please have a conversation with us first rather than arriving with one. Payment is by bank transfer in advance — we take no cards and run no online payment system — and photo ID is required when you move in.

The site is at Lippitts Hill, High Beach, IG10 4AW, inside Epping Forest. Six thousand acres of ancient woodland start at the boundary, with walking tracks and bridleways running from the gate. Queen Elizabeth's Hunting Lodge, Dick Turpin's cave, the Saxon camp and Connaught Water are all within a walk. The Owl pub is a hundred metres away.

For work, Loughton and Chingford are minutes away, Enfield and Edmonton are a short and quick commute, Waltham Abbey is a few minutes' drive and the M25 at Junction 26 is close. Central London is twelve miles, and Loughton station on the Central Line is around three miles from the gate. There's no public transport to the site itself, so you will need a car or a bike.
