The Park

A family-run rustic haven, quietly tucked into Epping Forest.

For over thirty years, Willows has been a tranquil, rustic caravan park — home to a small community of long-term residents, short-stay tourers, and a working livery yard, all spread across fifteen private acres inside the forest.

Central London is twelve miles away, and the surrounding suburbs are even closer — Enfield, Edmonton and the neighbouring towns are only a few miles and a quick, easy commute. We specialise in taking working guests who stay on site while working in those areas, and most of our guests stay long-term.

Alongside tradesmen using the site as a second home while working locally — for weeks, months or years — we also widely cater for people wanting an economic or nature-inspired home. We uniquely provide for this, with many residents living either in their own caravans or the park's accommodation; some have been here for many years. We have a happy little community.

It isn't a resort, and it doesn't pretend to be. What it is, is peaceful, secure, and genuinely off the beaten track. You arrive through a gated entrance, past the horses and the hedgerows, and the noise of the world simply drops away.

You can't see or hear a road from anywhere on site — just the birds, the wind in the trees, and the occasional whinny from the stables.

A note on getting here: there is no public transport to the gate. You'll need your own vehicle or a bike — or a 2–3 mile walk from the nearest bus. We say so up front so it's never a surprise.

Bring your own touring caravan, motorhome or campervan and pitch up among the trees. For caravan holidays and weekend breaks in Essex it's a proper escape — wide skies and silence — without driving for hours to find it.

Please note we no longer take tents or camping — touring caravans, motorhomes and campervans only. Every pitch comes with its own small private garden area for guests to enjoy. Most of our guests stay long-term, and that's what we mainly cater for, but short stays are welcome when there's room. We offer discounts for stays of a week or more; just ask. Please bear in mind there's no public transport to the gate, so you'll want to drive.

Park-Owned Accommodation

From a no-fuss private room to the large two-bed log cabin, all of our accommodation is long-term with all utility bills included. Most of it — including the modern studio — shares the site's mains toilet and shower facilities, a bit like a holiday park, only quieter. Where a unit has its own private shower room, it says so below.

Communal facilities: the touring caravans, private rooms, smaller one-bed apartments and the modern studio do not have their own bathroom — they share the site's communal mains toilet and shower block, much like a holiday park. Only the larger one-bed apartments, the modern one-bed and the large two-bed log cabin have a private shower room. Each option below says which it is.

Every accommodation unit — and every caravan pitch — comes with its own small private garden / area for guests to enjoy. All accommodation in the cabins is private, with private entry via French doors opening onto the park's grounds.

Willows Stables

Two stable yards, overlooking the fields and forest.

There are two stable yards on the Willows park, both overlooking the fields and forest and offering 6,000 acres of excellent off-road hacking in this beautiful ancient woodland.

Horses and ponies are taken for private livery. Please enquire for prices and further information.

Willows sits inside Epping Forest at Lippitts Hill, High Beach (IG10 4AW), twelve miles from central London — with the surrounding suburbs even closer. Enfield, Edmonton and the neighbouring towns are only a few miles away: an easy short drive and a quick commute for anyone working in those areas.

Getting here: from the M25, leave at Junction 26 and follow your sat-nav to IG10 4AW. The nearest tube is Loughton (Central Line), about 3 miles — a taxi is around £7. Overground trains are also located 3 miles away at Chingford, with easy access to Walthamstow Central buses and trains. Buses 215 (Walthamstow Central) and 379 / 505 (Chingford) stop at Sewardstone Road. There's no public transport to the gate itself, so a car or bike is effectively required.

Two proper country pubs within easy reach. The Owl is barely 100 metres from the gate — perfect for an evening walk and a pint.

Olympic-standard white-water rafting and a coffee shop, just down the road in Waltham Abbey.

There's no online booking. It starts with a phone call or email, then a viewing by appointment. We'll show you around and talk through what's available before anything is agreed.

Bank transfer only. We do not accept debit or credit cards, and there's no online payment system. Long-term fees are payable in advance.

Photo ID

We require photo ID on move-in for long-term residents. It's part of keeping the site secure and is standard for a gated, residential park — so it shouldn't be a surprise at the viewing stage.
