Caravan Parks in Essex Near London: What to Look For

If you're searching for caravan parks in Essex near London, the choice is narrower than it first looks. Here's what actually matters when you're comparing sites — whether you want a residential caravan park in Essex for the long haul, or touring caravan sites near London for a few nights in the trees.

Residential caravan parks vs touring caravan sites

The single biggest distinction between caravan parks in Essex is whether they take long-term residents. Many sites are geared entirely towards holidays — you arrive, you stay a week or two, you leave. A residential caravan park in Essex works differently: you bring your own caravan, motorhome or campervan and it stays in situ, month after month.

That distinction matters enormously if you're a tradesperson working in London, a commuter after a cheaper base, or simply someone who wants an economic, nature-inspired home. Ask any park directly whether long-term pitches are available before you drive out to view — plenty advertise themselves broadly but only really cater for short holiday stays.

The 28-day rule — and why it catches people out

Many touring caravan sites near London operate a 28-day relocation rule: after 28 days on a pitch you have to move your caravan off site, even if only briefly. For anyone using a caravan as a genuine base while working, that's a recurring headache and a recurring cost.

Willows has no 28-day relocation rule on its long-term pitches. Residents stay put. If you're weighing up caravan parks in Essex for anything longer than a holiday, this is the first question worth asking.

Facilities: be honest with yourself about what you need

Rustic sites and resort-style parks are very different propositions. At a rustic caravan park you can expect mains water, electric hook-up, mains toilets, power showers in wet rooms, hot and cold sinks and laundry — but not a clubhouse, a pool or entertainment.

Two things worth checking specifically: whether accommodation has a private bathroom or shares a communal block (at Willows most units share, a bit like a holiday park), and whether there's WiFi. There is none at Willows, so remote workers need their own mobile data. Better to know up front than to discover it after you've moved in.

  • —Electric hook-up (EHU) on every pitch
  • —Mains drinking water and mains toilets
  • —Power showers in wet rooms, hot and cold sinks
  • —Laundry facilities and car parking
  • —A private garden area with every pitch and unit
  • —Gated entrance with CCTV

Transport links and access

Proximity to London is what draws most people to caravan parks in Essex, but 'near London' means little without the practical detail. Willows sits at Lippitts Hill, High Beach (IG10 4AW), twelve miles from central London, with M25 Junction 26 a short drive away.

Loughton (Central Line) is roughly three miles; Chingford Overground is also about three miles, with easy onward access to Walthamstow Central buses and trains. There's no public transport to the gate itself, so a car or bike is effectively required — something to factor in before you commit to any forest site.

What it costs

Long-term pitches at Willows start at £625 per calendar month for one person with their own caravan or motorhome, with all utility bills included. Park-owned accommodation runs from £700 pcm for a touring caravan up to £2,000 pcm for the large two-bed log cabin. Short stays start at £25 per night.

Compare like with like when you're shopping around: some parks quote a low pitch fee and bill utilities separately, which changes the real monthly figure considerably.
