Living in a Caravan While Working in London: A Practical Guide

Plenty of people arrive at Willows for the same reason: London rents don't add up, but the work is here. Living in a caravan while working in London is a genuinely practical answer — provided you pick a site that's set up for it and you go in with your eyes open.

Who actually does this

Our long-term residents are mostly tradespeople using the site as a second home while working locally — for weeks, months or years — alongside people who simply want an economic or nature-inspired home. Some have been here many years. It's a small, settled community rather than a rotating holiday crowd.

Enfield, Edmonton and the neighbouring towns are only a few miles away and make for a short, quick commute, with central London twelve miles out. For anyone whose work is spread across north and east London, a forest base in Essex is often less driving than an address in the city.

The practicalities: vans, gates and the 28-day rule

Work vehicles are welcome, including sign-written vans, and there are no height restrictions. The site is gated with CCTV, which matters when your tools live in your van overnight.

Crucially, there's no 28-day relocation rule on long-term pitches. You aren't shifting your caravan every month to satisfy a licence condition — you stay in situ, which is the whole point of a residential caravan park in Essex rather than a holiday site.

What it costs, and what's included

A long-term pitch for one person with their own caravan or motorhome is £625 per calendar month, or £155 per week; two people sharing is £850 pcm, and a USA RV is around £1,000 pcm depending on type. All utility bills are included in those figures.

If you don't have your own caravan, park-owned options run from £700–£850 pcm for a touring caravan, £725 pcm for a private room, £900–£1,200 pcm for a one-bed apartment, £1,400 pcm for the modern studio, £1,500–£1,600 pcm for the modern one-bed with private shower room, and £2,000 pcm for the large two-bed log cabin.

Being realistic about the trade-offs

This is a rustic caravan park, not a resort. Most accommodation shares the site's communal mains toilet and shower block — power showers in wet rooms, hot and cold sinks — a bit like a holiday park; only the larger apartments, the modern one-bed and the log cabin have a private shower room.

There's no WiFi, so remote work runs on your own mobile data. There's no public transport to the gate, so you need a vehicle or a bike. And there are no open fires — charcoal BBQs only. None of that bothers most of our residents, but it's better said plainly before you view.

How to get started

Viewings are strictly by appointment. Give us a call and we'll talk you through the site, what's available and whether it suits how you work — then arrange a time to show you around. Bring ID, and payment is by bank transfer only; there's no online booking or card payment here, which keeps things simple and personal.
